we had an accepted offer on this house contingent on signed offer on our house by last friday.... it didnt happen. our buyers havent said no, just taking time to get things together, so maybe....

they (the sellers) are willing to continue to honor the offer if we sell before the get any other offers. it has been on the market for a while, so we are still hoping.

the wall paper throughout the house is just awful. but the bone are great. strip the walls, pull the carpet and you have a great craftsman bungalow...

Good Morning Don,
That is a gold mine in the true Arts and Crafts style and it reminds me of a home similar here in London, which at one time was used as a funeral home. As you come through the door the two columns on the left open into the room exactly as the ones in the picture. the only difference is that the foyer is spacious and a stair case leading to the second floor is with in the hallway. The Oak hand rail and spindles were all hand made and the joints of the hand rail are almost hidden to the untrained eye.

I hope you get it as it would be a pleasure to own such a house as that one. Show us some more pictures of the balance of the home if you can.

All that you'd need to do is "de-coloniaize" it. My question is - would you strip the woodwork?

yes, eventually. first priority would be the wallpaper and carpet. fresh paint on the walls and wax on the oak floors would make a big difference. the woodwork will take a lot of time and effort, so slowly but surely on that part.

sounds like a good retirement project...

well, the bad news is that it has offically gone.

the buyer for my house didnt work out.

looks like we will keep hoping our house sells soon and we keep looking for another house. maybe this one wont sell by that time......

That happened to me too. The house I wanted sat for 4 years without a sale and it too had good bones but cosmetically it was a mess. Your looks in great shape compared to what mine looked.

After a year and I couldn't sell mine, I let it go for $10,000 less and it sold overnight.

In the meantime the cost of the old house also dropped. I snatched it right up. I had a bit of equity to play with too.

It depends how much you want the new old house you picture here and if you can afford to drop the price on yours.

short of it is, we are moving to closing by the end of the month. already shopping for rugs, light fixtures, etc.

we will keep a running remodel diary to share. lots of work ahead.

the good news, the woodwork was original finish until a couple years ago!!!!. it is only one layer of paint and it appears to be easy to remove.

floor under the carpets looks good so far. i have only pulled about a 5 foot corner so far.

wow!!!! ours was only about a fourth of that. and we thought that was too high...

i guess it pays to live in a small town with depressed property values.

the street has been designated a National Register Historic District. this is a link to tell about the area. if you click on the picture at the right, ours is the third house.
