Hi guys, I'm 3 weeks away from closing on a house. There was a pinhole leak in the garage which seeped through to the corner wall of the kitchen/hallway. You can see that the walls are stained, and the wooden skirting board (not sure what you call it in the USA) is warped. I've been quoted around $350-$550 to have testing done to check for mold/structural damage. Attached should be two photos - one of the garage, and one of the kitchen/hallway. Would any of you care to advise as me whether you think testing is necessary? There seems to be no noticeable damage/staining under the carpet. Thanks in advance for any replies. - Nervous, stressed out, first-time homebuyer.

Hi Lee, I just had a home inspected, that had much worse water damage from a heating system leak. The inspector used a moisture sensor around obvious wet spots and to my amazement there was no more than the normal amount registering on his sensor. This guy is a friend of mine, and wouldn't lie to me. he felt there was no reason to worry. I would think any qulified home inspector could look at this for you. Good luck
